What is happening in the local Real Estate Market - Are we seeing positive signs of a recovery?
On May 6th The Wall Street Journal published an article by Cyril Moulle-Berteaux titled "The Housing Crisis is Over" which walks the reader through data which indicates that the housing market is bottoming out now and in fact may have hit bottom in April ... it makes an interesting read.
Real Estate news is everywhere you look today only recently outweighed by recent concerns about the economy. The one thing to keep in mind is there is truely no National Real Estate Market it all comes down to local market conditions and the Connecticut Shoreline has held up very well this past year. My newsletter gives an overview of Madison CT's home sales market in 2007. Dispite national news Madison's Home Sales were actually up 15% vs. 2006 sales.
Our Market Statistic's page contains the past 6 months of CLOSED history for single family homes and condos in Branford, Clinton, Guilford and Madison CT. We have also gone back to January 2007 for the same four towns and plotted out the historical data for DEPOSITS through June 2008. It is important to track both closed sales and deposits, the news media focuses in on closed sales typically reported one to two months after the transactions. Deposits are recorded two to three weeks after a contract is written and it is typically two months before a deal closed...so the news you read and hear is typically stale by at least three to four months regarding current trends. It would appear that both the actual closed data and deposit trends indicate there is a potential positive turn around in houseing for the Connecticut Shoreline. We should always look to Branford as the leading indicator. The reason is the mixed housing stock with a high ratio of condos purchased by first time home buyers.

Madison Connecticut
Madison was originally settled in 1641 as a part of Guilford, organized as a seperate community in 1707 and then offically incorporated as a town in 1826 as Connecticut's 128th Town. Madison spans over 36 square miles and has approximately 18,500 residents.
Preserving its history as a colonial town, Madison still employs the Town Meeting form of government with opportunities for all citizens to have input in the direction of the town. The executive body is a five member Board of Selectmen with the First Selectman acting as the Chief Executive Officer.
Madison is home to the state of Connecticut's largest public beach at Hammonasett State Park. Hammonasett is a 930 acre recreation facility incorporating beaches, playing fields, camping, hiking, and a fantastic nature center. Madison also has a tremendous town beach at the Surf Club, which also houses playing fields, picnic grounds, sail boat and kyak storage, as well as being home to the Daniel Hand High School Varsity Sports programs where perennial State Title Contenders play. There is nothing like Madison's version of "Friday Night Lights" at the Surf Club.

Guilford Connecticut
Guilford was founded by Reverend Henry Whitfield in 1639, originally named Menuncatuck. The center of town is located just south of RT 1 and is one of the most picturesque Colonial Town Greens in Connecticut. Whitfield Street leads from the town green to the Town dock on Long Island Sound, passing the Rev. Henry Whitfield Museum. Guilford is 47 square miles with a population just over 22,000 people. There is plenty to do in this community with town beaches, a beautiful lake in North Guilford with a public beach, numerous hiking trails, and Bishop's Orchards which in addition to a great country store features various "Pick Your Own" opportunities throughout the year. Branford Connecticut
Branford's history dates back to 1638 when the New Haven Colony purchasced land known as Totokett from the Mattabesec Indians. It was perminently settled in 1644 as Totokett and was later renamed Branford. Connecticut's first Iron Furnace was set up in 1655 at Lake Saltonstall in Branford. Yale college was founded in Branford in 1701. Branford also has a classic New England Town Green in the center of town will you will find small shops, Town Hall, library, and many of the town houses of worship. Branford probably has the largest collections diverse neighborhoods and sections of town than any other shoreline community, which makes Branford also one of the most interesting communities as well. Neighborhoods and sections of town proudly retain their individual identity whether Indian Neck, Double Beach, Haycock Point, Hotchkiss Grove, Pine Orchard, or Stony Creek. Clinton Connecticut
Overlooking the serene shoreline of Long Island Sound this boating community traces its history back to 1663 when 30,000 acres of land known as Hamonoscitt was petitioned for settlement by John Clow Jr. The town boasts 400 acres of preserved woodlands and salt marshes for naturalists and hikers. Water recreation includes boating, waterskiing, swimming and fishing. Clinton Outlets are located off exit 63 on I95 providing a rich shopping experience for many. One of my favorite breakfast places, The Coffee Break, is located down town on RT1.

Killingworth Connecticut
Founded in 1667, Kenilworth as it was known then originally encompassed all of current Killingworth asn neighboring Clinton. Killingworth's 6,300 residents are spread out over 23 square miles. As you drive through the town's country roads you will see open space, forest, rivers, lakes and numerous horse proprerties boardering beautiful neighborthoods. Like many area towns, Killingworth is governed by a town meeting form of governement providing all citizens input into the dirrection of the town. I grew up in the water, swimming competitively through college so access to water recreation is important to me, whether swimming, laying on the beach reading a book or out in the Kayaks I would always need to be near the shore.
